Guest-Caused Plumbing Damage in a Waikīkī Rental
When a plumbing incident occurs during a stay, the first priority is protecting the property and building. Responsibility can be addressed after the immediate situation is controlled.
Property managers should document the condition, timing, affected areas and any relevant guest report. Where appropriate, obtain photographs and retain the plumber's or building representative's findings about the apparent cause.
Examples can include inappropriate items flushed, foreign objects in a disposal, fixtures left overflowing, physical fixture damage or failure to report an obvious leak while damage continued.
If the evidence indicates that the current guest caused the situation, the guest may be charged for appropriate plumbing response, cleanup, remediation and other resulting services under the applicable rental/property arrangements. Clear third-party findings are more useful than assumptions.
